Direct answers

What data does Roilyze use?
Short-term rental comps come from AirROI. Long-term rent and value estimates come from RentCast. Geocoding uses OpenStreetMap Nominatim. We do not scrape Airbnb ourselves.
Why a range instead of one number?
Nearby comps disagree. A single average hides that. We report the 25th, 50th, and 75th percentile of matched comps so you can size the floor, not just the median.
Is this financial advice?
No. Reports are statistical estimates from third-party data. They are not appraisals, not DSCR underwriting, and not a recommendation to buy or pass.
How is the deal score calculated?
A 0–100 blend of STR cash-on-cash (50%), STR gross rent multiplier (30%), and LTR cash-on-cash (20%). Useful for ranking two deals. Not a substitute for your own spreadsheet.
What expense and down-payment assumptions do you use?
25% down on the purchase price you enter. STR operating expenses at 35% of STR revenue. LTR operating expenses at 45% of annual rent. Those are stated on the report; they are not customized per market yet.
What happens when I hit the monthly limit?
The analyzer returns an error and points you to pricing. Failed API calls do not consume a credit. The counter resets at the start of each calendar month.
Can I cancel?
Yes. Open Account → Manage billing. Stripe’s customer portal handles cancellation, invoices, and payment method updates. Access drops to the free cap at the end of the paid period.
Do you store the properties I analyze?
Yes, on your account, so you can reopen them. See the Privacy Policy for what we keep and why.
